About the ESXPress Xactimate Code Reference

What this code reference is

Xactimate SEL codes across the major categories, the identity layer of the estimating system used by roofing contractors and independent adjusters. Each code page shows the plain-English description, the unit of measure, and, where we have observed it in processed documents, how often the code appears in claim scopes.

What this code reference is not: it is not a price list. Xactimate prices vary by price list, region, and month, and are resolved inside Xactimate at estimate time. ESXPress never publishes prices.

How usage is measured

• How often it's used: counts of how often each code appears in claim scopes ESXPress has processed, as of the last generation: 459 claim documents, deduplicated to 358 unique scopes. These are ESXPress's own aggregate statistics over claim scopes processed through ESXPress; no customer identifiers are involved.
• Codes that appear together (the “frequently estimated with” lists): codes that appear together in the same real scopes. A pairing is only shown when it is supported by at least 3 scopes and a lift of at least 1.5, ranked by Jaccard similarity, so a pairing reflects repeated real-world estimating practice, not noise.
• Completeness Advisor rules: internal suggestion rules that flag commonly-missed scope items, each carrying a public standards citation (IRC, manufacturer instructions, or similar).

How pages are tiered

3,012 codes carry observed usage or advisor-rule references (Tier A), these pages are fully indexed and carry the usage data above. The rest of the reference is identity data only: ESXPress has no usage observations for them yet (Tier C). They remain available through on-site search and direct URLs, but are marked noindex so search engines only rank pages we can back with real evidence. As more real scopes are analysed, codes graduate from Tier C to Tier A automatically.

What is never published

• Prices, price bands, or any ranking that would reconstruct a licensed price list.
• Depreciation or lifecycle metadata embedded in real estimate files.
• Sketch-classification metadata.
• Customer data, claim details, or anything identifying a specific insured or claim.
